Should I Sell My Bothell Home Before Summer Inventory Peaks?
The Question Many Bothell Homeowners Are Asking Right Now
If you’ve been thinking about selling your home in Bothell, you’re probably wondering:
“Should I list now, or wait until later this summer?”
It’s one of the most common questions I’m hearing from homeowners throughout Bothell, Canyon Park, North Creek, Downtown Bothell, and the Northshore School District area.
The short answer?
For many sellers, listing before summer inventory peaks may provide a significant advantage.
Here’s why.
Bothell’s Housing Market Is Changing
The Bothell real estate market remains strong, but it’s not the same market we experienced over the last several years.
According to recent Northwest Multiple Listing Service (NWMLS) data, housing inventory across Western Washington continues to grow while sales activity has slowed compared to previous years. More homes are coming to market, giving buyers more options than they’ve had in quite some time.
Locally, Bothell has experienced a noticeable increase in available inventory. In March 2026, there were 289 homes on the market, compared to significantly lower inventory levels seen during recent spring seasons. At the same time, homes were still selling quickly, with a median of just 11 days on market and sellers receiving nearly 100% of their asking price.
What does that mean?
The market is becoming more balanced, but strong homes are still being rewarded.
Why Waiting Until Summer Could Mean More Competition
Historically, June, July, and August bring an influx of new listings.
Many homeowners wait until school is out, vacations are planned, and the weather improves before putting their homes on the market.
While that sounds logical, it creates a challenge:
More listings mean more competition.
When buyers have more homes to choose from, they become more selective.
Instead of competing against a handful of listings in your neighborhood, you could find yourself competing against dozens.
The result?
- More price reductions
- Longer days on market
- Increased buyer negotiations
- More pressure to stand out
We’re already seeing inventory growth throughout King and Snohomish Counties. NWMLS reported inventory gains approaching 30% year-over-year in recent market updates.
For sellers, that trend matters.
Why Many Sellers Are Choosing to List Now
Today’s market offers a unique combination of conditions:
Buyer Demand Remains Strong
Despite higher mortgage rates and increased inventory, buyers are still actively searching in Bothell.
Bothell remains one of the most desirable communities in the Seattle metropolitan area because of:
- Northshore School District
- Easy access to I-405 and SR-522
- Proximity to Bellevue, Redmond, and Seattle
- Growing downtown district
- Strong employment centers nearby
Well-priced homes continue attracting significant interest.
Inventory Is Rising, But Not Overwhelming
Bothell is seeing more inventory than previous years, but we’re still far from a true buyer’s market.
Recent market data shows Bothell remains in seller-market territory with approximately 2 to 3 months of inventory available. A balanced market typically requires closer to 5 to 6 months of supply.
That means sellers still have leverage—just not as much as they did two years ago.
Buyers Need To Move Before School Starts
Every summer, families relocating to Bothell want to close before the next school year begins.
That creates urgency among buyers targeting:
- Canyon Park
- North Creek
- Thrashers Corner
- Downtown Bothell
- Northshore School District neighborhoods
Listing before summer allows you to capture those motivated buyers before they find another home.
What Happens If You Wait?
Waiting isn’t necessarily a bad decision.
If your home isn’t ready today, it may make sense to spend time preparing it properly.
However, sellers should understand the potential tradeoffs:
- More competing listings
- Greater chance of price reductions
- Longer marketing periods
- Increased buyer negotiation leverage
In today’s market, preparation and timing matter more than ever.
My Advice as a Local Bothell Real Estate Broker
After helping buyers and sellers throughout the Puget Sound region for more than two decades, I’ve learned that successful sellers focus on three things:
1. Timing
Getting ahead of peak competition can help maximize exposure.
2. Presentation
The best-prepared homes consistently outperform the market.
3. Pricing
Today’s buyers are educated and have more options. Strategic pricing creates competition.
The homeowners who win in this market aren’t necessarily the first to list.
They’re the most prepared.
Bottom Line
If you’re considering selling your Bothell home in 2026, now is the time to start planning.
Inventory continues to grow throughout King and Snohomish Counties, and more listings are expected as summer approaches. While Bothell remains a strong market, sellers who act before inventory peaks may benefit from less competition and stronger buyer attention.
Every neighborhood is different.
A home in Canyon Park may behave differently than a home near Downtown Bothell or North Creek.
If you’re wondering what your home could sell for in today’s market—and whether now or later this summer makes more sense—I’d be happy to provide a customized market analysis and selling strategy tailored specifically to your property.
